Thanks For Choosing CT Realty Services!
By listing your home with our Flat Fee service on the Realtor’s MLS, you can save half the fees you’d pay a traditional real estate agent. Save thousands in commissions and keep more of your equity!

Why Use Our Flat Fee MLS Listing Service?

- Using a licensed Flat Fee MLS broker (like us) can save at least 1/2 the commission
- Instead of a 6% commission, you only pay 2% – 3% to the buyers agent
- The only way to get your property listed in the MLS is by a licensed real estate broker
- You can’t list any property in the MLS on your own without a broker
- You’ll retain the right to sell “By Owner” to a buyer not represented by a broker
- You’ll pay NO commission if you sell to a buyer with no broker
- You set the commission rate offered to buyer’s agents at time of listing
- The typical commission offered to buyer’s agents is 2.5% – 3%, but you can offer any amount
- Offering the typical commission will increase your chances of agents showing your home
- Offering less than typical commission may cause buyer’s agents to show other homes before yours
- We don’t collect any part of the fee offered to the buyer’s broker
- Our only fee is the flat fee paid upfront to list
- You’ll get the same benefit as listing with a full service Realtor, but for a fraction of the cost
- Your home will appear on Realtor.com and dozens of other major real estate websites
- Say goodbye to the traditional 6% commission!
Working With Realtors
When a broker calls you for a showing to bring a potential buyer, you’ll know that buyer has been pre-qualified for a mortgage loan since Realtors don’t waste time showing homes to buyers who aren’t qualified to buy. You’ll have peace of mind when a Realtor calls to show your home, knowing they found it on the local MLS. Our Flat Fee MLS listing is the smartest, most cost effective way to list and sell your property.
The Bottom Line
The Multiple Listing Service (MLS) is truly the key to successfully selling your home. Since the MLS holds the vast majority of real estate listings by real estate brokers and their agents, you can’t get any better exposure than by listing your home on the MLS.
All types of real estate for sale are offered; houses, townhouses, condominiums, coop’s, some commercial property, business for sale, vacant lots, land, vacation timeshares, and rental properties. There are over 900 local Multiple Listing Services located throughout the nation, and statistics show that homes listed on the MLS sell faster.

The sale of your home could well be the most important financial transaction you have ever been involved with. The company and broker you select can make it a satisfying and profitable activity, or a terrible experience. It’s your home, your money, and your equity. What is the MLS?
The term MLS stands for “Multiple Listing Service” and is a database of properties currently on the market in the area. It’s only available to Realtors and not to the public. The MLS allows participating Realtors (which includes virtually all Realtors in the area) to list their homes for sale and agree to share in the sales commission of the properties. View our MLS Listing Coverage Area.
The MLS feeds data to many websites including Realtor.com. The exposure your home will get with our service will increase your chances of finding a buyer faster. How does it work? If an agent finds a buyer for your house, they are entitled to a commission at closing.
With our MLS Flat Fee program, you set the selling commission up front, so the buyer’s agent always knows how much they will earn to sell your home.
The US Department of Justice (DOJ) reported how “Discount Brokers Can Make Selling a Home Less Costly” which explains the difference between Flat Fee Listing Brokers and traditional Agents. You can read more about the USDOJ and their views on Competition in the Real Estate industry.
It’s important to note that the MLS is not the same as Realtor.com. The MLS is what Realtors use to list homes and can only be accessed by licensed Realtors, while Realtor.com is the public website used by consumers to search for homes.
The big advantage to you, as the seller, is that every single broker and agent participating in the MLS has an incentive to sell your home, effectively putting every agent in the area to work for you!
The first place a buyers agent looks is always the MLS, so there’s simply no better way to gain instant and widespread exposure for your home.
